Walker Landray utilises a varied range of reputable, independent contractors who are able to provide a wide range of services. Andrew Cowen Estate Agent Ltd is also able to carry out general maintenance duties. Should you wish to recommend a contractor please provide us with their details.
With a skilled team, Walker Landray will tackle projects of any size; from damp works to whole re-roofs. Should a major project be required, we will deal with legislative, regulatory and liability requirements, planning, organising and onsite inspections, to make sure everything is carried out to the highest of standards.
When a building comes under our care, we will set up and administer a maintenance account for that building. The purpose of the maintenance account is to hold funds contributed by the individual apartment owners, so that those funds can then be expended on communal maintenance works, buildings insurance premiums, and communal bills.
Fire Risk Assessments are carried out for any communal areas in a block of flats. We will normally arrange for such assessments or reassessments to be carried out as appropriate by a fire protection specialist and will notify flat owners of the findings accordingly.
When a building is insured through our office, we will also deal with insurance claims from beginning to end, including arranging contractors, submitting the claim to the insurance company, and following up with the insurance company as necessary.
We are always happy to visit properties to check reported issues by our owners. We can meet you on site or visit alone to make any and all checks.
We are able to arrange AGMs, as well as annual submissions of dormant company accounts, CS01 forms and notifying any changes of Directors to Companies House on the owners’ behalf; for company accounts and other matters related to Companies House we utilise the services of a Chartered Accountant (the established local company Fortus).
There will be a separate charge for this service set by Fortus.
For buildings under our care, we are proud to offer a comprehensive Maintenance Enquiry service to deal with solicitor enquiries for apartment sales. We feel that property sales are stressful enough at the best of times; if you instruct us to deal with your solicitor directly, and provide them with the information they require, we can help relieve you of that burden.
